Estate & Property Cleanout Services in East Texas
Estate cleanout & move-out cleaning in one call
Most cleanout companies hand you an empty property and walk away. Getting it truly ready for listing photographs, showings, or the next occupant is left to you.
We handle both.
Every cleanout includes a broom-clean finish as standard. For families, real estate agents, and property managers who need the property deep-cleaned and move-in ready, we coordinate professional move-out cleaning services as part of the same job. One call. One point of contact. Property cleared, cleaned, and ready.

Property & Estate
FAQ's
Does someone need to be at the property?
For estate and hoarding cleanouts, yes — we ask that a family member, executor, or designated representative be present when our crew arrives. You've made the decisions about what stays and what goes — we're there to execute them. If you can't be there personally, a trusted representative works just as well.
For foreclosure, eviction, and vacant property cleanouts where everything goes, no representative is needed. We handle it, document it, and send you photos when it's done.
How much does a cleanout cost?
Every property is different, which is why we give you a real price range upfront — not a vague "we'll have to come see it first." Most estate and property cleanouts range from $600 to $6,000 depending on size and volume. Hoarding situations with heavy accumulation typically range from $3,000 to $12,000+. We lock in a price before any work begins. No surprises. We offer financing options, just ask.
How quickly can you schedule?
Most jobs can be scheduled within the same week. For property managers and investors with urgent timelines we offer 24 to 48 hour scheduling. Call or text to check current availability.
How does the crew know what to take?
Every job is a little different and we work with you to make sure the crew is set up for success before they arrive. For most estate and hoarding jobs we'll have a conversation beforehand about what's staying and what's going — so there's no confusion on the day. We're flexible — our goal is just to make the day as smooth as possible for everyone involved.
What if I don't know what's in the property?
That's more common than you'd think. Call or text us and describe what you know — we'll ask a few questions, give you a rough range, and if needed do a quick walkthrough before locking in a final price. You don't need to have it all figured out before you reach out.
Do you handle hoarding situations?
Yes. We specialize in high-volume cleanouts for heavily cluttered properties and work alongside families, professional organizers, and estate attorneys on complex situations. We focus on Levels 1–3. For situations involving active biohazards we'll refer you to the right specialist and point you in the right direction.
Can you work directly with our real estate agent or attorney?
Absolutely — and we do regularly. If you'd like us to coordinate access, scheduling, or job documentation directly with your agent, attorney, or property manager rather than going through you, just let us know. We'll make it seamless.
What do you leave behind when you are finished?
A broom-clean space. Everything designated to go is gone. Floors are clear, rooms are empty, and the property is ready for contractors, inspectors, cleaners, or listing photos. You'll receive timestamped before-and-after photos confirming completion.
